The golden visa is the single most marketed idea in Dubai property, and it is also the one most often described inaccurately, because the rules have been revised repeatedly since the scheme was introduced and a great deal of what circulates online describes an earlier version of them. What follows is the shape of the thing rather than the numbers, deliberately, because the numbers are exactly what you must take from the source.

What the scheme is, in outline

A long term renewable residence permit, in contrast to the ordinary residence visa that depends on an employer sponsoring you.

A minimum property value for the property route, set by the authorities.

Family inclusion is part of the design, with dependants sponsored under the holder.

No employer needed, which is the practical freedom it buys.

Renewable rather than permanent, with conditions attached.

What it is not

Not citizenship, not a passport, and not a route to either. Emirati naturalisation is separate and highly restricted.

Not automatic tax freedom. Your obligations depend on your own country’s rules, on where you genuinely reside and on treaties, and the UAE now has corporate tax for businesses.

Not permanent. It is a long term permit with renewal conditions.

Not a guarantee of approval. Applications are assessed, and meeting a headline threshold is not the whole of it.

Not a property investment case in itself. A residence permit does not make a bad purchase into a good one.

A qualifying property, registered and valued according to the authorities’ rules.

A title deed and a valuation certificate from the land department.

An application through the official channels, which can be started online.

Medical screening and biometrics in the UAE.

An Emirates ID, which is the document that actually matters day to day here.

Health insurance, which is a requirement for residents.

Timelines that are usually measured in weeks rather than months when the paperwork is in order.

Questions worth answering before you commit

Do you actually want to live here, at least part of the year, including in August?

Would the purchase make sense if the residency route did not exist at all?

What are the annual costs, meaning service charges, insurance, and the cost of maintaining residency?

What does your own country’s tax authority say about your position if you spend time here?

Who is advising you, and are they independent of the person selling the property?

Practical notes

Use a licensed agent and verify the licence with the regulator.

Independent legal advice on the purchase is separate from immigration advice on the permit, and you may want both.

Escrow and registration protections apply to registered projects and are worth confirming.

Do not pay anyone a fee to guarantee a visa outcome, which is not something a third party can promise.

Keep every document, since renewals ask for the history.
